Are your Managed Properties safe?
Regular auditing of your properties assists in determining conformity to OH&S requirements, identifies shortfalls in safety standards and ensures that you are exercising your responsibilities that fall under the 'duty of care' provisions of the OH&S legislation.
Site Safety Audits Victoria Pty Ltd recommends annual safety audits to ensure that risks are identified and eliminated. Our safety audit will cover the following areas:
- A visual inspection of the premises with the aim of minimising and eliminating the risk of injury to residents, the general public and workers on common grounds. Problematic areas include the following:
- Slips and falls
- Inadequate lighting
- Sharp edges
- Steps and walk areas
- Grounds maintenance
|
- Signage
- Glazing
- Water damage
- Render/Structural damage
- Outdoor structures
|
- A visual inspection of roof and building structure (from ground level).
- Electrical inspection by a licensed electrician (only if requested).
- Recommendations for improvement.
Another area of concern for body corporate managers is the engagement of contractors for the rectification of safety and maintenance issues. SSAV can conduct random and unannounced safety audits to ensure that your contractors are adhering to the following:
- Working in a safe manner.
- Working to a specific JSA.
- Have Construction Induction (formerly Red Card) accreditation?
- Wearing correct personal protection equipment (P.P.E.)
- Have appropriate insurances.
- Have certification and accreditation on the use of plant and machinery.
- Scaffolding over 4 metres must be erected by a qualified scaffolder.
